Along with providing vital legal advice, a conveyancer coordinates with your bank/broker, valuer, council, government departments, surveyor, real estate agent, property inspectors (building, pest, engineering, plumbing, electrical) and settlement agent.

Conveyancing For Buyers

Once an offer to purchase a property has been accepted by your seller, ask your agent to send a copy of the draft contract to our office. We will then discuss the contract with you, including possible structural and developmental issues, unfair terms, inclusions and dealings. Once we are comfortable that you understand the contract and your obligations, you can then decide on your method of exchange.

STAGES OF THE CONVEYANCING PROCESS FOR BUYERS

agree on price

You will negotiate with the agent and seller (vendor) to reach an agreed price. Once agreed, email us the contract to review.

TO COOL OFF, OR NOT COOL OFF

Discuss with us the two exchange options below to determine the best option for you.

OPTION A
Exchange contracts with a five or ten day cooling off period. Conduct various inspections needed, and obtain finance approval. Property is taken off the market once dated.
OPTION B
Conduct all various inspections and obtain finance approval, then exchange contracts with no cooling off period.  Property remains on the market (other purchasers can still offer & exchange) until the contract is dated.

searches, finance & enquiries

Once exchanged, we conduct all necessary searches of government departments, ensure that your bank has processed all documents and prepare draft documents for settlement.

VERIFYING OF IDENTITY (VOI)

Once the contract is binding, we will arrange for you to sign the required government forms and undergo VOI, either remotely or in our office by appointment.

All finance documents to be prepared and signed.

pre-settlement

We will discuss funds and final physical inspections.

PRIOR TO COMPLETION, YOU SHOULD CONSIDER:

INSURANCE

Structural, home owners, landlords, title. 

UTILITIES

Connect water, electricity, gas etc.

TRANSFERING BALANCE

Pay the balance of your purchase.

inspection

Contact the selling agent prior (at least one week) before settlement to book in your final inspection.

Congratulations, you have settled your purchase! We will call you as soon as you are settled.
